Copper manufacturer Red Metals  will establish a operation in Charleston County. The company’s $70 million investment is expected to create at least 45 new jobs, according to the state Department of Commerce.

Red Metals is building a new domestic for copper products by converting copper raw materials directly into finished goods through an integrated refining and manufacturing process, according to a news release. The company’s Charleston County facility will serve as its first production operation.

Located at 4500 Leeds Ave. in North Charleston, the company’s 42,000-square-foot facility will manufacture high-conductivity copper rod used in wire, cable and other electrical applications.

“Red Metals is building a modern domestic supply of copper products at a time when reliable industrial infrastructure has never been more critical,” Red Metals founder and CEO Jackson Switzer said in the news release. “Charleston County gives us the foundation to scale a new model for copper refining and manufacturing, in close proximity to both the sources of supply and the industries that depend on it. We’re excited to invest in the region, create high-quality jobs and help support the next generation of American manufacturing, energy and defense.”
Copper is a critical input for electrical infrastructure, data centers, electrification, and defense applications. S&P Global projects global copper demand will nearly double by 2035, driven by electrification, renewable energy, electric vehicles and digital infrastructure.

The operation is designed to strengthen domestic manufacturing capacity and deliver essential copper products with shorter lead times and reduced supply chain complexity.

“Red Metals’ decision to bring its copper manufacturing to Charleston County delivers a significant advantage for several of our key industries that rely on this essential material,” Charleston County Council Chairman Joe Boykin said in the release. “Aside from strengthening the supply chain for neighboring businesses, this investment also brings high-quality jobs to advance our workforce as it continues to grow.”

Operations are expected to come online in the fourth quarter of this year. Engineers, operators and other entrepreneurial builders interested in joining the Red Metals team should visit redmetals.com to learn more.

The firm Trinity Partners has unveiled Link85, a building it calls a “new trophy-class office and headquarters” in Greer.

The building, part of RealtyLink’s master planned industrial and , is designed to meet what it says is a clear and growing demand: corporations seeking a smarter alternative to the Southeast’s larger, more expensive major markets.

Link85’s major advantage is its location in the Greenville-Spartanburg area, increasingly recognized as one of the most attractive relocation destinations in the region, according to a Trinity Partners news release. As companies weigh the rising cost of doing business in major Southeastern hubs, Greenville-Spartanburg offers a compelling combination of affordability, quality of life and access that few markets can match, the firm said. For corporations focused on recruiting and retaining top talent, that combination has become a decisive advantage.

The firm says a business-friendly state and a history of success for Upstate industry bolsters the area’s attractiveness. In 2025, Spartanburg County secured $3.5 billion in economic investment, the equivalent of $9.5 million per day, along with 1,024 new jobs.

“We saw what companies are looking for right now: a place where they can build a headquarters, control their costs, and give their people a quality of life that helps attract and keep the best talent,” Haydrian Lewis, developer associate for RealtyLink, said in the release. “Greenville-Spartanburg delivers all of that, and Link85 was designed to give a forward-thinking company the home it deserves in one of the most business-friendly markets in the country.”

In addition to the office headquarters, the site also offers 100,000 to 355,000 square feet of Class A industrial build-to-suit opportunity for or R&D, ideal for technology, research and life science being offered through Trey Pennington,  Jeff Benedict and Tripp Speaks at CBRE. The site provides flexibility and may be modified depending on the user requirements.

Link85 supports that vision with a 126,950-square-foot building designed by Gensler, featuring flexible 24,400-square-foot floorplates that allow tenants to plan efficiently for collaboration, focus and other activities, the release said. Located at the intersection of Interstate 85 and Highway 101, the building offers regional access, including proximity to Greenville-Spartanburg International Airport and Inland Port Greer, and carries an Opportunity Zone designation.

“This is the kind of opportunity that doesn’t come around often,” said Edward Wilson, managing partner of Trinity Partners. “Companies relocating or expanding in the Southeast are taking a serious look at Greenville-Spartanburg, and Link85 gives them a way to plant a flag here with a true headquarters.

Wilson, along with Grayson Burgess, senior brokerage associate, and Anthony Porchetta, brokerage associate, will be responsible for leasing on behalf of the owners.

“Work hard and be good,” might sound simple, but Chip Crane said it is pretty key for both life and career success.

After 26 years working his way up the Lowcountry construction ladder, Crane serves as president and CEO of Hill Construction, which specializes in commercial pre-construction, design and building services, construction management, and .

“There is no substitution for hard work, in construction especially,” Crane said. “I think sometimes people try to find a way to get around something, but to me, success will follow those who work hard.”

He was a member of the SCBIZ inaugural class of the SC500.

After entering the industry in Lowell, Mass., for a real estate developer, he worked as an architectural draftsman. The job sparked an interest in going to school for architecture at The Catholic University of America followed by earning his master’s degree in construction from the University of Illinois.

After completing school, Crane worked for construction companies in the Northeast for about 11 years, focused around the Boston area. Hill Construction offered Crane a position as a preconstruction services manager in Charleston in 2000, transferring his homebase to the Lowcountry.

Though he noticed the likenesses of the two regions, Crane has found a community in the Lowcountry that he wasn’t exposed to in Boston. Crane said greater Charleston’s construction community works together to see one another succeed.

“Charleston has been a great fit for me. It has a lot of similarities to Boston in terms of culture and feel, and of being a coastal port city,” Crane said. “I love the camaraderie in our industry, and I’m good friends with most of the people that we compete with for work. Charleston is much more collegial than it is competitive.”

After 10 years working as a manger and then director in preconstruction for the company, he was promoted to vice president of business development, where he served for nearly nine years before accepting his current position of seven years.

Looking back at his career, Crane credits networking with local industry peers as one of his keys to success. In his first 10 years in Charleston, he said the industry was growing with strong opportunities to develop personal and professional relationships in the field.

After 70 years in business, the firm is made up of almost entirely Lowcountry and Pee-Dee projects, hugging the South Carolina coast. Crane considers the company a “traditional Lowcountry construction firm” with about 18 to 20 projects going on at one time, a majority based in Berkeley, Dorchester and Charleston counties.

With about 80% of the companies’ projects being repeat clients, Crane said it allows for the team to count on its past successes to bolster more success. Most projects, both public and private, are buildings made to support a growing community — projects such as churches, amenity centers, office space and parks.

“It’s super important to us that our employees can go home and sleep in their own beds,” Crane said. “So that shapes how we craft our staff and how we continue with the quality of service people have come to expect from Hill Construction.”

Yet as population grows, there is a shift in the construction landscape in Charleston. Crane said he has watched national firms move in and the quantity of projects expand. Nonetheless, Crane thinks the market can support all the firms currently working in the Lowcountry.

A partner in the business, Crane works alongside three other leaders: Gene Garrett, chief operating officer and project manager; Bart Bodkin, senior vice president and project manager; and Ted Chestnut, director of preconstruction.

“We have purposefully made the decision to not get all the work we could get and add a bunch of new employees,” Crane said. “We like the size that we are because we can manage it, and we find that it allows us to maintain the level of service for the repeat clients.”

HCA Healthcare broke ground on its fifth freestanding emergency room in the Lowcountry, adding Cane Bay to its tri-county care portfolio.

According to a news release, the $15 million project will be 10,000 square feet with 10 patient exam rooms, a triage room, advanced imaging services, laboratory services and telemedicine for stroke and behavioral health.

“As our communities continue to grow, expanding access to remains one of our highest priorities,” Jeff Wilson, president of HCA Healthcare Charleston and CEO of HCA Healthcare , said in a news release. “When we began planning for this freestanding ER, we knew this community deserved emergency care that is close, dependable, and built with its future in mind. Families are moving here, retirees are settling here, and businesses are investing here. With that growth comes a responsibility to ensure emergency care is never out of reach.”

In addition to the Cane Bay area, the new ER is expected to serve Nexton, Del Webb, Carnes Crossroads, and other surrounding communities. It will be open 24/7.

“This project is about more than constructing a building,” Wilson said. “It’s about strengthening access to life-saving care, supporting the long-term health of this community, and providing peace of mind to families who want to know expert emergency care is nearby when every minute matters.”

HCA currently operates a freestanding ER in Brighton Park, Centre Pointe, James Island and Moncks Corner. The company also plans to add a freestanding ER on and Long Point in Mount Pleasant later this year, according to the release.

In 2025, over 350,000 patients received emergency care through an HCA Healthcare facility.

“When someone experiences a medical emergency, access matters,” Dr. Neal Shelley, ER medical director for HCA Healthcare Cane Bay ER, said. “This ER will provide proximity to emergency physicians, advanced diagnostics, and life-saving care when minutes matter most. It will improve response times, support our EMS partners, and give families confidence knowing experienced emergency care is close to home.”

The property was recently purchased by a group of local investors focused on the revitalization of downtown Simpsonville, according to a news release. has signed Michael Mitchell, one of Charleston’s premier firms, to a lease for 12,156 square feet at South Island Market, a at 3791 Betsy Kerrison Parkway, Johns Island.

Founded by interior designer Michael Mitchell, the firm is recognized for its residential interiors, bespoke furnishings and -inspired design aesthetic, according to a news release. The new South Island Market location will serve as both the company’s flagship luxury showroom and full-service interior design studio, expanding its presence throughout the Charleston, Kiawah and Sea Island luxury residential markets.

A Johns Island native, Mitchell has worked to build a reputation for delivering high-end interiors. His work has been featured in numerous regional and national design publications including Architectural Digest, Wall Street Journal and most recently Modern Luxury Interiors. The firm is also the recipient of this year’s “Best Furniture Store” award from The ARTS Awards, one of the home furnishings industry’s highest honors recognizing excellence in retail, merchandising and interior design leadership.

The South Island Market has attracted a collection of luxury retail, professional office, dining, wellness and service-oriented tenants.

South Island Market is a 34-acre master-planned, mixed-use development located at the southeast corner of Betsy Kerrison Parkway and River Road. The project will feature approximately 82,000 square feet across eight buildings designed for retail, dining, office and lifestyle uses, along with 79 luxury townhomes by Toll Brothers.

Developed by Buddy and Charles Darby of Pinckney Partners, South Island Market is guided by the same development philosophy that shaped Freshfields Village, one of the Lowcountry’s most successful mixed-use developments, the release stated. The project emphasizes long-term value, architectural integrity, and uses that serve residents in meaningful, lasting ways, according to the developers.

Delivery is anticipated for late 2026 with a projected spring 2027 opening.

Pinckney Partners is a real estate development company that specializes in and mixed-use developments.

Michael Mitchell is a Charleston-based luxury design firm specializing in high-end residential interiors, custom furnishings, art curation, and curated lifestyle retail.

Exterior renovations and site enhancements taking shape at Powdersville Plaza as Aston advances the transformation of the Anderson County shopping center. The project includes updated storefront façades, infrastructure upgrades, and the future addition of a new Publix.

The site investment by Charlotte-based Aston reflects its commitment to enhancing established retail centers that serve the everyday needs of the surrounding community while improving the overall customer and tenant experience, according to the company.

“Powdersville Plaza has long served as an important retail destination for the surrounding community, and these improvements reflect Aston’s continued investment in the future of the center,” Barnes Connell, managing director at Aston, said in a news release. “We are proud that the businesses within Powdersville Plaza continue serving customers every day as work moves forward across the property.”

Visitors may notice temporary construction activity and the temporary removal of some storefront signage as exterior façade work continues throughout the center, but all tenants remain open, the release said.

Current tenants at Powdersville Plaza include Choi’s Cleaners, The UPS Store, King Wok, Los Amigos, CenterWell, Ken Shuler’s School of Cosmetology, Exotic Nails, Marble Slab Creamery and Great American Cookies.

“A major focus throughout this project has been maintaining a positive experience for both tenants and visitors while improvements continue across the property,” said Grant Icenhour, construction project assistant at Aston. “As work progresses, we’re continuing to coordinate site access, storefront visibility and long-term enhancements designed to better serve the Powdersville community.”

Since groundbreaking earlier this year, work has continued steadily across the site, including the installation of new retaining walls, construction of exterior block walls, roof deck installation, façade demolition, and ongoing infrastructure coordination to support the center’s long-term improvements.

Aston anticipates storefront signage will be reinstalled by the end of this summer, with the full façade renovation expected to be completed this fall.

Additional site enhancements, including parking lot paving, landscaping and updated site lighting, will continue throughout the remainder of the project. The future Publix at Powdersville Plaza remains on track for an anticipated early 2027 opening, the release stated.

Aston was founded in 1980 by Steele Dewey. In the Greenville area the company owns The Commons, North Hills Shopping Center, Verdae Village, McBee Station, McDaniel Village and Powdersville Plaza.

Georgetown County has awarded the Georgetown Port Redevelopment Plan to SeamonWhiteside, a Carolinas-based full-service site design team.

The project involves a renovation of the Georgetown Port into a mixed-use development — a new vision for the site of closed steel and paper mills, according to a news release.

SeamonWhiteside will undertake an  analysis, environmental and brownfield evaluation, community engagement and waterfront development strategies, infrastructure assessment, and the development of a long-term master plan.

“Projects like this are the heartbeat of our firm,” Lee Gastley, managing principal at SeamonWhiteside, said in the release. “As a company deeply rooted in the Carolinas, we don’t view the Georgetown Port as a blank slate or a standard development site; we see it as a vital piece of the state’s heritage that deserves a second life. Our approach will be to listen first. We want to ensure the final plan is authentically Georgetown, creating a resilient, job-generating waterfront that residents can take immense pride in for generations to come.”

Input will be gathered from local residents, stakeholders and the Georgetown County Leadership Council to help shape the redevelopment plan. Environmental conditions such as long-term resilience from rising sea levels and coastal impacts will also be considered in decision making, the release stated.

Keller Williams Preferred, a residential real estate agency, will occupy 9,720 square feet of of 7909 Parklane Road.

NAI Columbia represented Appian Investments, a real estate fund based in Greenville, in securing the tenant.

The building is in northeast Columbia immediately off Highway 277. Keller Williams Preferred was represented by Orie Brown with KW Commercial.

Appian Investments purchased the four-story, premier Class A office building in December 2023. At the time, 7909 Parklane operated at only 14% occupancy with just one tenant in the building. Since then, Senior broker and shareholder and brokerage associates Hope Andrews and Will DuPree have secured an additional seven tenants for the building, bringing its occupancy to 64% with the latest addition of Keller Williams Preferred.

“The leasing progress at 7909 Parklane speaks not only to the deep-running knowledge of our brokerage team,” Hein said in a news rlease, “but to the region’s impressive recent developments as well. We look forward to securing even more tenants to this excellent, highly equipped location off I-277.”

7909 Parklane is on 8.75 acres of land and managed by NAI Earle Furman, with 592 surface parking spaces, a renovated lobby, and 24-hour access.

7909 Parklane Road still offers availabilities ranging from 1,946 square feet to 30,108 square feet.

Founded in 2019, NAI Columbia represents a strategic alliance between NAI Earle Furman in Greenville, and local partners who formerly served as senior brokers at NAI Avant.
