Pinckney Partners has signed Michael Mitchell, one of Charleston’s premier luxury interior design firms, to a lease for 12,156 square feet at South Island Market, a mixed-use development at 3791 Betsy Kerrison Parkway, Johns Island.
Founded by interior designer Michael Mitchell, the firm is recognized for its residential interiors, bespoke furnishings and Lowcountry-inspired design aesthetic, according to a news release. The new South Island Market location will serve as both the company’s flagship luxury showroom and full-service interior design studio, expanding its presence throughout the Charleston, Kiawah and Sea Island luxury residential markets.
A Johns Island native, Mitchell has worked to build a reputation for delivering high-end interiors. His work has been featured in numerous regional and national design publications including Architectural Digest, Wall Street Journal and most recently Modern Luxury Interiors. The firm is also the recipient of this year’s “Best Furniture Store” award from The ARTS Awards, one of the home furnishings industry’s highest honors recognizing excellence in retail, merchandising and interior design leadership.

The South Island Market has attracted a collection of luxury retail, professional office, dining, wellness and service-oriented tenants.
South Island Market is a 34-acre master-planned, mixed-use development located at the southeast corner of Betsy Kerrison Parkway and River Road. The project will feature approximately 82,000 square feet across eight buildings designed for retail, dining, office and lifestyle uses, along with 79 luxury townhomes by Toll Brothers.
Developed by Buddy and Charles Darby of Pinckney Partners, South Island Market is guided by the same development philosophy that shaped Freshfields Village, one of the Lowcountry’s most successful mixed-use developments, the release stated. The project emphasizes long-term value, architectural integrity, and uses that serve residents in meaningful, lasting ways, according to the developers.
Delivery is anticipated for late 2026 with a projected spring 2027 opening.
